Leasing

Kenney Realty Services offers leasing services for retail, office, and flex space.  Our staff members are experienced in structuring both gross and triple net leases and can incorporate other specific terms as requested by the asset owner.  

Our efforts are directed at minimizing the capital outlay required by the investor, so oftentimes leases can be structured to provide an appropriate timeframe of free rent in lieu of tenant improvement funds.


Leasing Rates

Lease rates are recommended following a detailed study of the submarket, giving consideration to comps, anticipated fluctuations in the market, trends, and comparability of the subject property to available space in the area.  A detailed market survey is provided to the investor as the initial step of the leasing process.  This market survey includes a comparison of location, size, age, amenities, fees, rental rates, and lease structure between the subject property and comps in the submarket.

Marketing

Marketing is directed to both national tenants and locals alike to ensure a good blend of tenancy and to maximize the appeal of the asset to future lease prospects.  Once a listing contract is executed, a detailed marketing plan is prepared for the investor which includes the scope of marketing to be implemented including the various media that will be utilized.  Progress updates are provided on a weekly or monthly basis, as required by the owner.
